My Clients Fired Me Then Hired Me to Get Their House Sold

1201 Hawthorne Pekin, IL - SOLD

Sometimes the best proof that you can do your job well is when the people who once chose someone else come back and ask you to do it.

This is the story of a Pekin home on Hawthorne that had spent time on the market before I ever put my sign in the yard.

And honestly, I never expected to get the opportunity.

It Started With a 6 A.M. Text

I had been working with these clients for a while.

I was showing them homes because they were preparing to buy a new house, and the plan was to sell their current home as part of that move. We had talked through the process, I had put together my recommendations for selling their home, and I had already invested quite a bit of time helping them prepare for what was supposed to be their next chapter.

Then one morning at 6 a.m., I got a text.

They had decided to use someone else to sell their house.

And that was that.

I didn't expect to hear from them again about the listing.

There was no dramatic fallout. No hard feelings. They made the decision that they felt was right for them, and I moved on.

Eight months later, my phone rang.

They wanted to know if I could sell their house.

The Problem Wasn't the House. It Was the Strategy.

By the time they called me, the home had already been listed the previous fall.

It had sat on the market with no showings and two price reductions, even though homes in the area typically moved much more quickly.

That is the kind of situation that can make a seller start wondering, What's wrong with my house? Why isn't anyone coming through the door?

But a home sitting on the market doesn't automatically mean the home itself is the problem.

Sometimes the marketing isn't reaching the right buyers.

Sometimes the positioning isn't right.

Sometimes the price and presentation aren't working together.

And sometimes a seller simply needs a different strategy.

That's where I came in.

I Came Back With a Plan

When they asked me to take over the listing, I didn't want to simply put the same house back on the market and hope for a different result.

I came back with a plan.

And one of the recommendations I made was actually the same recommendation I had given them before they chose another agent.

We positioned the home where I believed it needed to be, created a marketing strategy around it, and focused on getting the property in front of buyers who were actually looking for what this home had to offer.

This time, the response was different.

The home sold within the month it was listed.

Not only did we get an offer, but we were able to negotiate clean terms that were favorable to the sellers.

And the timing mattered.

They weren't selling just to sell. They were trying to move into a home that better fit their family's new needs.

So while I was working on getting their current home sold, I was also helping line up the purchase of their next home.

The two transactions needed to work together.

And they did.

The Result Was More Than a Sold Sign

At the end of the day, the goal wasn't simply to put a "SOLD" sticker on the sign.

They wanted to get away from the house and move forward.

We were able to get the home sold for the amount they wanted to achieve, negotiate favorable terms, and help coordinate the purchase of a home that better fit what they needed next.

That is what I think a good listing agent should actually be doing.

Not just listing a house.

Creating a plan and figuring out how to get the seller where they want to go.

So, What Did This Listing Teach Me?

Real estate isn't always easy.

Some homes practically sell themselves. Others require more thought, more marketing, more communication, and more persistence.

And when a home has already sat on the market, had price reductions, and isn't getting showings, simply putting it back online isn't a strategy.

You have to be willing to look at what isn't working and figure out what needs to change.

That's something I take seriously with every listing.

I don't believe every home needs the exact same marketing plan.

I don't believe every seller has the same goals.

And I don't believe a challenging listing means the home can't sell.

It means we need a plan.

This Hawthorne listing is one of those transactions I won't forget, not because I got the client back after they had chosen someone else, but because they trusted me with the opportunity to solve a problem that hadn't been solved the first time.

And I was able to help them move on to what was next.
